D.R. Horton opens models in Sorrento


D.R. Horton’s Southwest Florida Division announced two decorated models are available for viewing in the new community of Sorrento in Bonita Springs. These carriage homes offer open floor plans, fine finishes and large windows to capitalize on the tropical setting and plenty of natural light. Ave Maria launches new mobile website


Ave Maria Development launched a new mobile website giving on-the-go consumers access to an easily navigable site via handheld devices. The mobile site includes information on real estate, amenities, town center and location. More than 35 floor plans can be viewed on the new mobile site, along with a mortgage calculator and contact form. Lakeside Shoppes construction completed


Stevens Construction has completed Lakeside Shoppes, a new shopping center at 9841 Bernwood Place, Fort Myers. Stevens completed the site work, structure and construction of the two existing buildings totaling 28,011 square feet. The mixed-use complex can accommodate up to 14 business and retail tenants. The leasing agent for the project is Stan Stouder with CRE Consultants. The Stevens Construction team included project manager Trent Swartz, superintendent Jamie Butdorf and project administrator Cathi DiBenedetti.


LandQwest Commercial Earns 2013 Power Broker Recognition


LandQwest Commercial has been selected by CoStar Inc. as a 2013 CoStar Power Broker as both a top leasing and top sales firm in the Southwest Florida region. In addition to company recognition, brokers Tom Strauss and Bryan Myers were honored as Top Retail Leasing Brokers. Adam Palmer, CCIM, earned recognition as a 2013 CoStar Power Broker for Top Office Leasing Broker. Mike Doyle, CCIM, was also recognized as a Top Industrial Leasing Broker. CoStar’s Power Broker Award and the designation of Top Retail Leasing Brokers recognize U.S. firms and individual brokers who generated the highest transaction volume in commercial property leases and sales during the 2013 calendar year. This is based on the transaction data that CoStar obtains in their commercial real estate database.

LandQwest Commercial reported these deals:


Michael Daly represented the tenant, Starbucks Corp., in the lease of 1,850 square feet of retail space at Bay Landings, 27250 Bay Landing Drive, Bonita Springs.


Top Dollar leased 2,760 square feet at Shoppes at Metro, 2950 Winkler Ave., Fort Myers. Adam Palmer and Michelle Hoffmann represented the landlord and tenant.


Justin DeAngelis leased 1,380 square feet at The Shoppes at Metro. Palmer and Hoffmann also represented the landlord and tenant in this transaction.


Mike Doyle, with LandQwest Commercial represented the seller in the bulk sale of eight office/warehouse condominium units and a 1.33-acre tract that could be developed with a second phase. The property is at 6601 & 6360 Corporate Park Circle, Fort Myers and sold for $775,000. Steve Cunningham, partner of LandQwest Commercial, represented the buyer, Tripoli Management LLC.


Colliers International Southwest Florida brokered the sale of a 21,630-square-foot office building at 7800 University Pointe Drive, Fort Myers, for $1.985 million. The transaction’s price per square foot was $91.77, indicating a general trend toward rising sale prices for office properties in Southwest Florida. The seller was Johnson Land Investments, L.P., and the buyer was Family First Insurance. William Mankin of Colliers International Southwest Florida worked as the transactional broker. The user, Family First Insurance Inc., a multiline insurance agency, will occupy approximately 17,500 square feet of the Class B-plus building. The agency is relocating to Fort Myers from the previous Lee County location it was renting. Family First Insurance will use the first floor, which is already designed for office use for administrative purposes. The current tenant, Amerivest Realty, will continue to lease Suite 400, which has approximately 2,920 square feet.


Cushman and Wakefield, Commercial Property Southwest Florida LLC, negotiated the following transactions:


OB Services of SWFL Inc. leased 764 square feet at 3435 Enterprise Ave., Suite 48, Naples. OB Services of SWFL Inc. specializes in custom doors and cabinetry. Doug Olson represented the tenant.


Sally Beauty Supply leased 1,913 square feet in Plaza at Island Pass, 15880 San Carlos Blvd., Suite E-105, Fort Myers. Doug Olson represented the tenant.
